Ha....!!! I have been given the go-ahead to build a modelling den in the garden. I managed to sell the idea to SWMBO'd by stating that it would free up loft space and she can have back half the conservatory.....so I get a 12ftx12ft (so I've told her) den in a corner of the garden.....flat roof with the front wall slightly higher to encourage water to run of to the rear n built out of breeze blocks with rendered walls....there will be room to squash my stash in (hopefully) and a permanent work station with power points and a fridge (beer).....man only zone....hopefully get Max into the hobby at some point.....he loves aircraft n tanks at the moment....try n keep up the interest.......H

12x12...are you sure that's big enough?  Good luck!  Take in-progress pictures, of course.

sounds like a good idea, 12x12 feet, that as big as my old bedroom in my old house.
dont forget to insulate the place, damp and moisture can be a pain to decals, even if they are in a sealed box.

12 x 12 floor plan huh? Did you set a vertical limit on it?  A three story den sounds wonderful to me. LOTS of stash storage then! 
But really, A nice stash area overhead wouldn't have to be that tall now, would it?

Go 2 story at the least. No one ever said "I built it too big". The amount of the stash always expands to fill all the available space!!
